How to Fix a Fence After a Colorado Springs Winter

Every Colorado Springs winter runs wood fences through the same cycle. The ground freezes, expands, and pushes posts upward. Then it thaws and settles again. Wind loads build against fence panels during storms. Snow accumulates along the bottom rail, holding moisture against the wood for weeks at a time. By spring, most fences in El Paso County show the results one way or another.

Some damage is cosmetic. Some is structural. Knowing the difference determines whether you are looking at a quick Saturday repair or a job that needs professional help to reset posts and rebuild sections. This guide walks through both.

Start With a Full Walk of the Fence Line

Before touching anything, walk the entire perimeter and take stock. Look at each section from a distance first, then get up close. A fence that looks reasonably intact from across the yard often shows more problems on closer inspection.

From a distance, look for sections that are visibly leaning, panels that have shifted out of plane, and gates that are sagging or no longer hanging square in the opening. These are typically the most urgent issues and the most likely to be structural rather than cosmetic.

Up close, look for individual boards that have cracked, split, or cupped; post bases where the wood has darkened or softened; hardware that has corroded, bent, or pulled loose; and any areas where the fence has separated from its posts.

Take photos as you go. It helps you track what needs attention and gives you a reference point when deciding whether to tackle repairs yourself or call for help.

Leaning and Rocking Posts

A post that leans visibly or rocks when you push on it is the most structurally significant problem a fence can have. Everything else — the boards, the rails, the gate — is only as stable as the posts holding it up.

In Colorado Springs, post movement usually comes from one of two sources. The first is frost heave: the ground freezing around the post and pushing it upward, then settling unevenly when it thaws. The second is wind loading, which over time works a post loose in its footing, especially if the original concrete collar was undersized or if moisture got into the footing and caused it to crack.

Test every post by pushing firmly from the side. A post should not move. If it rocks even slightly, the footing has failed or the concrete has separated from the post, and the post needs to be reset. Doing this incorrectly just delays the same failure another year or two, so if you are not confident in the process it is worth getting a professional involved.

A post that is 10 degrees off plumb now will be 20 degrees off by next spring. Getting ahead of it before the section fails completely is always the less expensive option.

Cracked, Split, and Warped Boards

Individual pickets and boards take a lot of abuse from Colorado’s freeze-thaw cycles and low winter humidity. Wood that absorbs moisture and then freezes can split along the grain. Wood that dries out rapidly in Colorado’s arid climate can cup, warp, or crack even without a freeze event.

The repair threshold is fairly clear. A board with a hairline crack that is not structural can often be left alone or treated with a wood consolidant and painted over. A board that has split down the center, is bowing significantly, or has pulled loose from the rails needs to be replaced. Trying to force a warped or split board back into position just transfers stress to the rail and fasteners.

When replacing boards, match the species and profile as closely as possible. Cedar is the most common fencing material in Colorado Springs because of its natural resistance to moisture and decay. If the original fence used pressure-treated pine, match that instead. Mixing species creates visual inconsistency and can cause differential movement between boards.

Use stainless steel or hot-dipped galvanized fasteners when replacing boards. Standard zinc-plated screws corrode quickly in Colorado’s climate, and the rust streaks down through the wood over time.

Wood Rot at Post Bases

The base of a fence post is where rot almost always starts. It is the transition point from below grade to above grade, where moisture is most concentrated and air circulation is lowest. In Colorado, this area also gets the most freeze-thaw stress.

Check every post base by probing the wood with a screwdriver. Healthy wood is hard and resists penetration. Rotted wood is soft and spongy and may crumble or pull away easily. If you can push a screwdriver point more than a quarter inch into the wood with hand pressure alone, the rot has progressed enough that the post is compromised.

Surface rot that has not penetrated deeply can sometimes be treated with a penetrating epoxy consolidant, but this is a temporary measure at best. Once the structural core of a post is affected, replacement is the only real fix. A rotted post left in place will continue to deteriorate and will eventually fail.

Gate Problems: Sagging, Misalignment, and Hardware

Gates are almost always the first thing to show wear after a Colorado winter. They carry more weight in a smaller span and depend on hardware that corrodes over time. After a hard winter, check every gate for three things.

First, does it swing freely without dragging? A gate that drags on the ground or catches on the frame has usually sagged at the hinge, meaning either the hinge hardware has loosened or the gate post has moved.

Second, does it latch properly without being forced? A latch that no longer aligns with the strike plate means the gate or post has shifted. Forcing it to close puts stress on the latch hardware and the frame.

Third, inspect every hinge and latch for rust, bent metal, or screws that have pulled out of the wood. Corroded hardware should be replaced rather than cleaned and reinstalled. In Colorado’s climate, hardware that has started to corrode will fail within another season or two regardless.

Stain and Sealant

A properly sealed wood fence sheds water. A fence with failing sealant absorbs it, and in Colorado’s climate that leads to cracking, warping, and rot faster than it should.

After winter, check the surface finish by pouring a small amount of water on a board. If it beads up and rolls off, the sealant is still doing its job. If the water soaks in and darkens the wood immediately, the sealant has failed and needs to be reapplied.

Before resealing, clean the fence surface thoroughly to remove mildew, dirt, and any loose or flaking old product. A quality UV-resistant exterior stain-sealer applied in late spring or early summer gives the wood a full season of protection before the next freeze cycle starts.

What You Can DIY and What You Should Not

Replacing individual boards, resetting loose pickets, swapping out corroded gate hardware, and applying fresh sealant are all reasonable homeowner tasks with basic tools and a weekend afternoon.

Post resets, concrete footing replacement, and full section rebuilds are a different category. In El Paso County’s clay-heavy soils, proper post depth and drainage matter significantly. Setting a post at the wrong depth, using the wrong footing mix, or not accounting for drainage means the same failure repeats. If your assessment turns up multiple leaning posts, rails that have pulled away from posts, or gates that are completely out of square, the scope is beyond a basic DIY project.
